Article 1 – Purpose
These General Terms and Conditions of Sale (GTC) govern the terms of reservation and stay at the Mas de la Roule, located at 1468 chemin de la Barthelasse, 84000 Avignon, France.
They apply to:
- the rental of studios,
- the full privatization of the Mas (capacity: 18 people).
Article 2 – Duration of stay
The client reserves for a fixed period, with no automatic extension and no right to remain in the premises beyond the agreed period.
PART A – Studio Rentals
Article 3A – Reservation and payment
The reservation becomes effective upon validation of these GTC and the provision of a secured credit card hold.
Payment for the stay is made upon arrival (cash or bank transfer).
Article 4A – Cancellation by the tenant
- Free cancellation up to 2 months before the arrival date.
- Less than 2 months before arrival: the full amount of the reservation is due.
- In the event of an early departure, no refund will be granted.
Article 5A – Check-in and check-out
- Check-in possible from 4:00 p.m. to 10:00 p.m.
- Check-out required before 10:00 a.m.
The tenant must inform the owner in advance of the expected arrival time.
Article 6A – Security deposit
A credit card hold of €500 is required as a security deposit.
It remains valid for up to 7 days after departure to cover any damages or abnormal cleaning costs.
PART B – Full Privatization of the Mas (18 people)
Article 3B – Reservation and payment
The reservation becomes effective upon validation of these GTC, provision of a secured credit card hold, and payment of a 30% deposit.
Payment schedule:
- 30% deposit upon booking,
- an additional 30% six months before arrival,
- balance due upon arrival (cash or bank transfer).
Article 4B – Cancellation by the tenant
- Free cancellation up to 6 months before the arrival date.
- Less than 6 months before arrival: the full amount of the reservation is due.
- In the event of an early departure, no refund will be granted.
Article 5B – Check-in and check-out
- Check-in possible from 5:00 p.m. to 10:00 p.m.
- Check-out required before 10:00 a.m.
Article 6B – Security deposit
A credit card hold of €5,000 is required as a security deposit.
It remains valid for up to 7 days after departure.
Provisions common to both rental options
Article 7 – No right of withdrawal
In accordance with Article L121-21-8 of the French Consumer Code, the client does not benefit from any right of withdrawal for accommodation services provided for a specific date.
Article 8 – Tourist tax
A tourist tax of €1.75 per adult per night applies and is included in the rental price.
Article 9 – Inventory of fixtures
An inventory of fixtures is carried out at check-in and check-out. Any damage or missing items may be charged to the tenant.
Article 10 – Use of premises
- It is strictly forbidden to exceed the agreed number of occupants.
- Subletting is prohibited.
- All indoor areas are non-smoking.
- The tenant must respect the peace and quiet of the neighborhood.
Article 11 – Cleaning
Final cleaning is included in the rental price.
However, the tenant must leave the accommodation tidy (dishes washed and put away, bins emptied, laundry grouped together).
Article 12 – Mutual obligations
- Owner: provide accommodation in good condition, ensure peaceful enjoyment, maintain equipment, provide bed linen and towels.
- Tenant: maintain the accommodation during the stay, report any damage, use the property in accordance with its intended purpose.
Article 13 – Pets
Pets are not allowed. In case of non-compliance, the owner may refuse the stay without refund.
Article 14 – Insurance
The tenant must hold liability insurance covering holiday rentals.
Article 15 – Liability / nuisances
The owner cannot be held liable for neighborhood disturbances, the presence of insects, or interruptions in external services (internet, electricity, telephone, etc.).
Article 16 – Interventions during the stay
- A gardener may intervene during the week to maintain the outdoor areas. This intervention is mandatory and non-negotiable.
- The owners or designated persons may also intervene for the maintenance and control of the swimming pool as well as the management of garbage containers. These interventions are likewise non-negotiable.
Article 17 – Complimentary bicycles
Bicycles are made available to tenants free of charge.
- They are not new: the tenant must check their condition before use.
- In case of loss or theft, compensation may be requested.
- The owner declines all liability in the event of accident or misuse.
Article 18 – Supervision of children
- Child supervision is the sole responsibility of parents or guardians, particularly in the swimming pool area and on the playground.
- The owner declines all liability in the event of accident.
Article 19 – Mediation and disputes
In the event of a dispute, the client may freely contact the Consumer Mediator responsible for Mas de la Roule:

If no amicable solution is found, disputes fall under the exclusive jurisdiction of the Avignon Court.
Article 20 – Data protection
Personal data collected is used solely for the management of reservations and is never shared with third parties without consent.
Article 21 – Force majeure
In cases of force majeure preventing the stay, both parties are released from their contractual obligations. Amounts already paid will be refunded, less any expenses incurred.
